Founded in 2007, Simplissimmo specializes in furnished property management, working in close collaboration with HP & Associates real estate agency. We are the leading company for turnkey management services in Montreal.

What does an apartment managed by Simplissimmo include?

As a true alternative to a traditional hotel, apartments are fully-furnished and fully-equipped, including high-quality bed, bath and kitchen linens. Kitchens come complete with cutlery sets, cookware and utensils for real home cooking and Simplissimmo also offers housekeeping and turndown service upon request. Welcome home!

Can I find all Simplissimmo apartments listed on the website?

Yes, our entire selection is categorized on our website, along with complete unit descriptions, rates, photos and Google Maps specifying exact locations. You’ll also find each listing’s Walk Score index which rates the walkability of the surrounding neighbourhood on a score from 0 to 100. This quick reference helps you find everything you need nearby such as restaurants, gyms, grocery stores, spas and much more. Are apartments centrally located?

Of course! All apartments are located in Montreal’s most central neighbourhoods - Downtown, International District, the Old Port and the Plateau - and are in close proximity to major tourist attractions and business centers. In addition, all units are within a ten-minute walk of public transportation (metro, bus or Bixi)!

How do I find an apartment?

It’s Simple! To find an apartment you can, explore any of our listings here, use our map to locate apartments if you already have a favourite neighbourhood in mind, or use these search filters:

How do I book an apartment?

It’s easy! Simply select the unit that suits you best and complete the reservation form. Or, you can contact the Simplissimmo team with your specific requirements and one of our representatives will be happy to assist you. Duly registered real estate brokers will then guide you through the entire rental process.

How are apartments assigned?

If your selection is available for the desired period of time, it will be immediately reserved for you. If it’s not, not to worry! We’ll suggest suitable alternatives with similar attributes. We’ve got you covered at Simplissimmo!

How far in advance should I book an apartment?

Contact us as soon as you know your travel dates. Ideally, we suggest booking 2 months ahead, especially during the high season (1 May – 1 September).

Can I book last-minute?

Of course! The best way to make a last minute booking (and perhaps even benefit from a promotion) is to call us at (514) 759-6110. A member Simplissimmo’s team will be happy to assist you with your request. We also invite you to consult the special offers section of our website.

How do I take advantage of discounts and promotions?

Check out the special offers section of our website often to take advantage of discounts and promotions on certain properties as well as during certain special events. Moreover, if the length of your stay is substantial, we can even offer goodwill gestures.

Is there a minimum duration of stay?

Minimum duration of stay depends on unit selected and season in which you will be staying. Depending building rules or property declaration, minimum duration of stay is varying between 1 and 12 months. In general, the minimum duration is 1 month.

What is the cancellation policy?

In the event of cancellation by the client, the client shall notify Simplissimmo in writing at least thirty (30) days prior to arrival, or ninety (90) days prior to arrival for bookings lasting longer than three (3) months. A cancellation refund will only apply for bookings lasting more than three (3) months, in which case the last month's rent is refundable. Under no circumstance are service fees refundable. In the event of a refund, all additional costs such as bank fees are solely the responsibility of the client. Reservations cannot be canceled or modified during a stay. In the event of cancellation before term, the client will be charged for the full amount of the reservation by Simplissimmo.

What are arrival/departure times?

Arrival time (check-in) starts at 3pm and departure time (check-out) ends at noon. To avoid unnecessary delays, we recommend that you advise us of your approximate time of arrival in Montreal and your flight number. We also ask that you contact us at least 45 minutes prior to arrival, in accordance with your booking confirmation. If you are delayed for whatever reason, please notify us as soon as possible so we can best prepare your arrival!

How do I get the keys to the apartment?

All details concerning your arrival (check-in) will be emailed to you with your final booking confirmation. On the day of arrival, Simplissimmo will greet you at the unit to give you your set(s) of keys. The number of sets of keys provided will correspond to number of rooms the unit comprises. If you have any special requests, don’t hesitate to contact Simplissimmo.

Who is responsible for cleaning the apartment?

The apartment is cleaned prior to your arrival to ensure optimal conditions. During your stay, we kindly ask that you respect the apartment in a responsible manner. Should you desire any housekeeping services during your stay, please feel free to contact us!

Are the apartments pet-friendly?

Cats are welcome in all of our units! For any other small pets or for more information, please refer to Simplissimmo.

Is smoking permitted in the apartments?

No, smoking is not permitted inside any apartment. All units are “non-smoking”.

Can I prolong my stay and keep the same rate?

Absolutely! Your reservation contract offers you the possibility to extend or renew your stay while enjoying the same terms and conditions. Don’t hesitate to talk to Simplissimmo when booking.

Can I change units during my lease?

At the discretion of Simplissimmo, we will do everything in our power to provide an alternative solution if sufficient cause should arise.

Can I host an event in the apartment?

No, hosting an event in the unit is not permitted as they are designated for residential use only. However, certain exceptions may be granted for the Holland Hotel. Please contact Simplissimmo for more information.

Do I have a mailbox?

Depending on the length of your stay, only certain units offer mailbox access. However, we do provide other mail retrieval solutions upon request.

Are the apartments fully-equipped?

At Simplissimmo, we want you to feel like you’re right at home! That’s why each apartment is fully-equipped to provide you with the maximum in creature-comforts: Air conditioning; high-end bedding; king- and/or queen-size beds; memory-foam mattresses; high-quality bathroom linens; name-brand appliances (washer/dryer, dishwasher); kitchen utensils, flatware and tableware; flat screen TV with cable and DVD player; high-speed wireless internet and telephone with unlimited local calling. Are there any additional services I can benefit from?

Are linens provided in the apartment?

Absolutely! At Simplissimmo, numerous services are included. High-quality house linens such as bed sheets, duvet covers, pillows, bath towels, and dishcloths are provided!

Is internet included in the lease?

Of course! A high-speed wireless internet connection is at your disposal in every apartment. Internet service is already included in the listing price.

Are utilities (heating, hot water, electricity) included?

Yes, utilities are included in the listing price. However, based on reasonable consumption rates, excessive consumption will incur additional costs.

Are your apartments accessible to disabled persons?

Certain apartments are accessible to disabled persons. They include elevators, wide doorframes, ramps and accessible bathrooms. Please do not hesitate to contact Simplissimmo if you need special assistance. We will make sure to find an apartment that suits your needs.

If I’m travelling with children, does Simplissimmo provide specific items?

Absolutely! Upon request, we can provide a crib, stroller, diapers, wipes and baby food. Please contact Simplissimmo for more details.

Are housekeeping and hygiene products provided?

All units are stocked with soap and basic cleaning products upon your arrival. Any additional housekeeping or hygiene products are at your own expense. Please consult the included services section of our website.

Will the fridge be stocked upon my arrival?

That’s up to you! Should you desire, Simplissimmo can stock the fridge with basic groceries: bread, milk, eggs, jam, cereal, sodas, juice, coffee, tea, water, chips and snacks. Or give us your own list!

Do all the apartments include parking?

No, not all units include parking. Consult the “amenities” section of the unit listing to be sure. For more information, please talk to Simplissimmo.

Can I customize my TV service based on my needs?

Of course! You can customize your TV service any way you like! Simply talk to Simplissimmo for more details.

Are my guests allowed to sleep on the sofa or bring their own cot?

In order to preserve the unit’s optimal comfort and respect Simplissimmo’s maximum occupancy, we kindly ask that they don’t. However, certain exceptions may be granted by contacting Simplissimmo.

Can I rearrange the apartment as I see fit?

Each apartment is furnished so as to provide maximum comfort and space. Therefore, we kindly ask that you don’t. Please contact Simplissimmo for any special requests.

Can a work desk be provided?

Most of our units already comprise a work desk. Otherwise, with space permitting, we will try to accommodate you as best we can. Feel free to contact Simplissimmo for more information.

Can you recommend good restaurants or points of interest in the neighbourhood?

We invite you to consult the « Walk Score » section found in the unit listing for a quick reference map of services in walking distance from your apartment including: restaurants, cafés, spas, shops, parks, gyms and more! As always, don’t hesitate to contact Simplissimmo who will be happy to give you more suggestions.

Is there a shuttle service between the airport and the apartment?

Simplissimmo does not offer transport service. However, a taxi from the airport to your unit downtown costs $40 flat rate.

What forms of transportation are accessible from the apartment?

All units are all centrally located in the city which means public transit (Métro, bus, bixi) is never more than a 10-minute walk away and there are numerous taxi stands in proximity.

What if I need help or information during my stay?

Holland Hôtel | What is the maximum occupancy?

The Holland Hotel is composed of four (4 ) bedrooms and can accommodate up to eight (8) adults, with a maximum of two (2) per room.

Holland Hôtel | Can I bring extra beds?

The bedrooms at the Holland Hotel have been designed to provide optimal comfort. Therefore, for your benefit, we kindly ask that you don’t. However, certain exceptions may be granted by contacting Simplissimmo.

Holland Hôtel | What is the minimum duration of stay?

Just like a hotel, there is a one night minimum stay!

Holland Hôtel | How much does the loft cost?

All the information regarding the loft can be found in the Holland Hotel unit listing. For more details, don’t hesitate to contact Simplissimmo.

Holland Hôtel | Can I reserve a different amount of rooms every day?

Absolutely! Availability permitting of course, it is entirely possible to reserve the amount of rooms based on your needs.

Holland Hôtel | Is there parking available?

Yes, you’ll find ample indoor and outdoor parking nearby at reasonable cost. Feel free to ask us for more information.

Holland Hôtel | Can I receive friends at the Holland Hotel?

Guests staying at the Holland Hotel are welcome to invite their friends, though we kindly ask for no more than 8 to 12 at once. Please discuss with Simplissimmo regarding possible exceptions.

Holland Hôtel | Is it possible to host an event?

Yes, hosting an event at the Holland Hotel is possible with the prior consent of Simplissimmo and under the express condition that the maximum occupancy be respected. Under no circumstance will the sale of alcohol be permitted, in accordance with regulation.

Which methods of payment are accepted?

Simplissimmo accepts almost all forms of payment: Cash, AMEX, MasterCard, VISA, certified cheque, money order and bank transfers. Please note that for stays at the Holland Hôtel, AMEX payments are not accepted.

What currency are rates listed in?

All of our rates are payable in Canadian dollars ($CAD).

Are there additional costs/fees?

A flat-rate service fee, ranging from $150 to $300 CAD (based on unit surface area) is applied to the unit’s displayed listing price. The service fee covers administrative and check-out housekeeping costs.

Do your rates include taxes?

No, as they are not always applicable. In the province of Quebec, the two taxes - sales tax (QST) of 9,975% and the Goods and Services Tax (GST) of 5% - are not applicable on residential rental leases. (Source Revenu Québec: Exempt Sales).Some exceptions apply for certain units, in which case the GST (5%) and PST (9,975%) are applicable in addition to the tourist tax of 3% or $3.50 per night, depending on length of stay. (Source Revenu Québec: Tax on lodging).

What are special offers?

Special offers correspond to temporary discounts and promotional rates on certain units. Special offers are updated weekly and are based on unit availability. Visit our website often to take advantage!

How are special offers applied?

Special offers are only applicable for the current month on promotion. All other periods of time are subject to regular rates displayed in the unit listing.
